Why did you build this house? We wanted to build a house that people get excited by just the picture.  This is an unusual floor plan and it is the only one we know of on Lake Hartwell.

How many bedrooms does your house have?- We have built a 4 bedroom instead of a 3 bedroom to allow separation if two small families decide to go on vacation together.  Two bedrooms are on the top floor and two bedrooms are located at the terrace level.  The top two bedrooms have queen size beds.  The bedroom downstairs has a double size bed.  The 4th bedroom has twin beds.  The Carriage house has a pull out couch.  These are all new Pillow top mattresses.

How many bathrooms?- The walkout basement bath has a stand up shower.  There is a ½ bath on the main level.  The upstairs has a stand up shower along with a separate Jacuzzi tub with lake views to live for.

Is there boat rental available?  Harbor Light Marina rents several sizes of boats.  Their contact information is 706-356-4119. Others include: Big Water Marina 864-226-3339; Gordon’s Marine 706-376-3355.

Do you provide directions?  I can email or fax you precise directions for you or so you may email the document to friend/ family.  Directions are from Atlanta or Charlotte, NC. Basically, 10 minutes South east from exit 177 (hwy 77).

This area shows the Master bedroom with the small deck that can be seen from the pictures above.  This room has a queen size bed.  The other bedroom also has a queen size bed.  These bedrooms share the bathroom that is shown to the left.

 

 

 

 

 

House Foundation- This house was built with 9’ high poured concrete walls.  We did not install a block foundation in order to “over build” all structural requirements.  We built all outside studding with 2x6 rather that 2x4.  This may seem small, but it may make some people rest quieter at night.

Do you have a well?- we have drilled a well 606’ deep and we have 80 to 100 gallons per minute.  Our well will not go dry.

How big is the water heater?- We have installed an large water heater (50 gal) because we have noticed that most people who vacation together need to get ready to go out at the same time.  This was installed for making sure everyone can take a warm shower.

Does your house have A/C?-  We have installed a two system HVAC unit.  This decision was made so one unit does not handle all three floors.  This way you can control both thermostats.  Hopefully, in the long run it will pay for itself.

What is the Carriage House for?-  We have built a separate unit as a “step away from the family” area.  This area is separate from the house and allows breathing room from the people you came with.  This area will be furnished with a couch, TV and a pool table.  The game room has a HVAC unit installed.

This area was built without walls in order to allow a central meeting area.  This will also allow some guest to watch the game while you are eating, and others can stare out at the lake.  Here are some pictures showing the area.

 

 

 

 

 

 

 

We have heard that the water levels are down at the Georgia Lakes.  How does that effect your property?  Our dock is located on a point and we will always have 10' of water under our dock.  If the water level goes down, it just means we have a bigger beach; same water level!  Think of it as the tide going out.

The Kitchen Area

This area has all of your cooking needs.  This includes pots, pans, plates, cups, a large size refrigerator, and dishwasher.

 

 

 

 

 

 

 

 

What kind of a dock do you have?- As of July 2006 we have installed a huge 28'x40' double slip dock.  The owners keep their boat in one of the slips and our guests are welcome to use the second slip for their boat.  The second slip was built 11' wide to allow pontoon boats to enter the slip easier.

Is the dock covered? Yes!

Alarm Security and Lighting- We have the alarm monitored during the off season.  We will have the Chime option “ON” in order for you to know when people are coming and going.  This is nice to know if toddlers or teenagers are leaving the house at night.  We also have motion sensor lights installed.  The lights also help when you arrive at night.

Is the beach area toddler friendly?- This lot was purchase because it came with over 450’ of a sandy beach on a point.  It is a long semi-level (very private) walk to the point, but the walk is enjoyable and the view is even better.  This is the best area for young children to walk and play in the water.  This point is one of the few areas with a sandy beach to it.

These pictures were taken prior to the double slip dock arriving.  Our old swim platform is shown at the end of the point.  This picture shows the 450' of sandy beach that is perfect for toddlers and their feline friends to frolic.

 

 

How deep is the water by the dock?-  You will have approx 8’ of water at the end of the dock.  10’ beyond that it drops off to 20’- 30’.  This is not a cove area in which you need to worry about losing water in a drought.  The dock is at the tip of a point area.  The views are amazing.

Do you have a grassy area for picnics and sports?-  We have a 60’ x 100’ grass area.  Besides being beautiful this allows a separation from the wilderness and its creatures.  This also adds to the view.

Why was the house not built right on the corps line?- The house is built higher (60’ from the corps line) up in order to add to the view.  You will see from the pictures that the second floor is higher that the trees.  This is perfect for the balcony view.

What is the neighborhood like?- Tugaloo Height is one of the older neighborhoods on Lake Hartwell.  There is a mix of 400,000 to $800,000 homes along with families that have a lake trailer as a retreat.  Most houses are summer vacation getaways.  

 On 3-11-06 the neighbors house had caught fire and was destroyed.  We have been speaking with their insurance company regarding the reconstruction.  This has not effected the integrity of our house.  For the past year our guest have appreciated the additional privacy.

How is the skiing?  We are located on a point, therefore the open waters are to the left and a large cove is to the right.  By looking at the picture of the house from the street you can see the cove.  This is a large area for skiing.

Where is your house located?-  This lot is located on “Sailboat Waters” this means that you can sail from your dock all the way to the Hartwell Dam without having to go under a bridge.  All speed and runabout boats can go under the I-85 bridge.  This bridge allows for a 9’ clearance.  Please see the map below

 

What is the design of the Terrace level?  We have two bedrooms down stairs.  Both of them are about 10’ x 11’.  The one has two twins and a small dresser.  We will have plenty of shelving in the closets.  The other one will have a dresser and a full bed.  The room with the full bed has a view to the lake side.  There is a TV room that has a pull out couch and a love seat.  The bathroom has a stand up shower, sink and toilet.

 What housekeeping services do you provide?- We have cleaning services for all inside needs.  We have a landscaping company that meets all outside needs.  We have a 24hr plumbing and electrical service.  We have a 24hr HVAC service available.

What kind of flooring do you have in the house?-  We have hardwood floors on the first level in order to impress our guests and help control traffic and spills.  Berber carpet will be installed on the top floor for durability.  The bedrooms down stairs have Berber carpet and the TV room have hardwoods.

This area has a large patio table with a matching sun umbrella at one end.  The other end has 2 chairs with leg rest attachments.  This area is great for lunch or dinner time, you can send the kids inside and the adults can have quiet time outside.

 

 

 

 

 

 

 

How many cars can you fit at your property?- You can fit 2-3 cars and 1-2 cars by the street.  Or you can jam up to 7 cars on the driveway.

 Where do you park the boat trailer?- You can park your trailer up by the street next to the garage. Please refrain from parking on the grass.

Where is the nearest boat ramp- We use the Rocky Shoals Boat Ramp.  The boat ramp is at the bottom of Rocky Shoals Rd.  Directions to the boat ramp are at the house.

What is the square footage of the house?  The house is approx 1931 square feet; and the detached garage is 400 sq. feet.  A total of 2331.

Is there power at the dock?  Yes, and water

What are some items that the renter should bring?  Food and specific family needs.  This includes any items that children or teenagers may need.  We have had individuals bring their Playstation or XBOX to pass some time on rainy days.  We have a DVD player; feel free to bring some movies or stop by your local Blockbuster before you come up.  We have a good amount of towels, but if you think you run through several loads it would be a good idea to bring some extra.

 Is there washer and Dryer?  Yes, we have a full size washer and Dryer.  We do keep washer soap in the closet, but if you are using the washer a lot, please replace the soap.

What items can the renters expect that will be there?  Basic necessities will be provided.  This includes: paper items (toilet paper, towels and etc.), linens, utensils and cookware.  Anytime the house is not rented, our family will be up at the lake.  This means there may be some items left behind that you can use.  Just give a call if you have a concern.

Cable-TV service?  The house is equipped with Cable TV in all bedrooms, living room, kitchen, and garage.  It is expanded basic cable. 

Trash Pickup  Trash is picked up every Monday.  Please make sure the trash can is at the top of the driveway on Sunday night.  We had an issue when it wasn't and the following guests were not pleased and the amount of trash that had accumulated.

Repair, Maintenance and Minor repair work will be scheduled for Saturday.

Emergency repairs will be addressed immediately.

Lawn Maintenance Lawn maintenance will be scheduled on Saturdays unless rain is expected, therefore the lawn may be attended to on Friday or Sunday.   

What size is your property?- All lots in the neighborhood are on ½ acre parcels  plus the wooded land between our lot and the water (Army Corps of Engineers land).  Our lot in particular has over 1 acre of land when you add in the land that the Army Corp of Engineers Monitors

When was the house built?- This is a brand new house (2006).  Even though we try to think of everything you will need, we will forget some things.  Some reminders will come in the form of suggestions from current renters.

Have you ever thought of selling the property?    As a wise man once told me, "even the shirt on my back is for sale if the price is right".  Thank you for the theory Mike Shiffman.

Have you ever thought of selling the entire company?    I believe this falls under Mike Shiffman's theory

The Carriage House
This area was design as a break off area for young adult or husbands that tried to get the last word.  This area has a/c and cable service in the game room.  There is a 9' long pool table and a queen size pull out couch for those late nights.

 

 

 

 

 

 

Information on the Rental Procedures:

Reservation- We require a 25% up front in order to hold the reservation.  This amount will be refundable up to 30 days prior to the rental date.  The 75% will be required 30 days prior to the rental date.  If the reservation is made within 30 days, than the full amount will be required.
Rental time
(a)- We try to stick to weekly rentals during the months of June July and August.   Please call if you have any special requests.
Rental time
(b)- We rent Saturday 3 pm to Saturday 11am.  This time in between is used for the cleaning service to enter the facilities.  We have a sign that is at the front of the driveway to let you know the cleaning is in progress.  This sign is removed when they are complete.
Lease
- When you have decided to spend you vacation with us we will email you the lease which can be printed off, filled in, and sent to the address on  the lease.  You can attach the reservation/ full payment with the signed lease.  A receipt will be sent back to you for your deposit records.
Keys
- After the full amount is received; we will send a confirmation letter, a copy of the lease, and the key to the front door. Directions-  We will email you the directions so you may print them off.  We used to send them with the key until we realized that is not a great idea in case the envelop is lost in the mail.
Pets
- We do require a separate $100 deposit check for pets.  This check will be refunded if there is no damage.

This is the view that you will have upon arriving to the lake.  To the right is the Carriage House / game room.  To the left is the main entry way to the house.   You can pull right up to the front door.  The people that are stuck unloading the car really appreciate this layout.

 















Comments from the 2007 Season:

- Change the directions  page to show the mile distances - There is now exact mile measurements that will be sent out to our guests
.- "The dock is awesome".
- All of the beds in the house are real comfortable.  The pull out in the carriage house is not very comfortableWe will provide additional padding for our guests that are staying in the carriage house.
- Bring bumpers for your boat when you tie up in the boat slipWe are looking at providing additional bumpers for our guests
- There was a leak under the barn doors when it rained.  We have hired a contractor to dig up the area around the carriage house in order to divert the water that comes off the street.
- We have begun a face lift to the carriage house.  This includes additional trim work around the barn doors, repair to the sheetrock due to some guests forcing the cue sticks into the wall; we are framing in the well tank in the corner to limit any noise while sleeping; we are installing trim work around the back corner of the room.  We are also looking at installing a chair rail that is the same height of the cue sticks.
- We will install a thick layer of mulch from the driveway to the dock in order to cushion the walk to the water.  This will be installed before May 1, 2008
- We will install additional shrubs in order to keep the golf cart off the grass.  Over the summer the drought and the golf cart did some damage to the yard

Thanks for the use of the Kayaks - We purchased two kayaks for our guests.  We do not charge additionally for this amenity, we just ask that you take care of it when you use it.
- The linens were all jammed in one closet - We have now separated the linens per each bedroom.  We keep towels in the bathroom and linens in the bedroom.
- We are looking into having a contractor thin out the woods between the lake and the house this winter.  We will add pictures of the views from the house once it is completed.
